Board members unanimously allowed Carl Farris to build a 72-foot-by-100-foot addition at Lakeview Lumber Co. on Lakeview Drive.
They attached several conditions to their approval, some aimed specifically at responding to public comments hearing.
For example, a neighbor complained that trash from the business blew onto surrounding land. Farris had already moved his Dumpster to a more sheltered location, but board members directed him to take the additional step of replacing the open Dumpster with a covered one.
There was also a complaint that employees used a loud public address system early in the morning. The board and Farris agreed that will not be used before 7 a.m. Mondays through Saturdays, 8:45 a.m. Sundays.
Before Farris gets a building permit, board members will require a letter from China Rescue Chief Danny McKinnis, saying the addition does not impede access for emergency vehicles; a revised highway entrance permit from the Maine Department of Transportation; and written approval from the state fire marshal.
In the interim, they agreed he can have preparatory earth moving done but cannot start the foundation.
Also approved Tuesday evening were:
* Jason and Melissa Finley's revision to their Weeks Mills Road subdivision, dividing one lot into two lots;
* Cleveland Street LLC's plan to convert part of Pellerin Campground off Vassalboro Road into no more than 16 cabins, with a condominium form of ownership; and
* O'Brien Oil Company's application to convert the former Dog Days Café on Route 3 into an office and display area.
The Planning Board's June 10 meeting at China Middle School will feature a presentation on the draft revised Comprehensive Plan.
