Developer W & S Wood Products is seeking major subdivision approval to construct a new eight-lot residential subdivision along South Belfast Avenue, to be accessed by a proposed private road on a 12-acre parcel in the city-created Riggs Brook Village District.
The city established the Riggs Brook Village District in 2001 to create a mix of commercial and residential uses with specific design standards. The district extends nearly a mile in each direction from the Route 3-Church Hill Road intersection and as far as South Belfast Avenue to the south.
"The area is larger-lot residential homes, a mixture of woods, lawn and meadow areas," said Stephen Roberge, of SJR Engineering Inc., in application materials submitted to the city. "The site is zoned to allow this type of use in the immediate area. Its location is ideal for the residential use contemplated."
The developer is seeking major subdivision review of the firm's preliminary application.
Another project -- this one seeking final approval -- is a four-building self-storage facility proposed by Alco Storage in the J & D Business Park on Industrial Drive. The site is in the Planned Development District.
The storage buildings, according to the application, would be constructed in phases as each becomes fully utilized. Together, the storage buildings would total 61,000 square feet.
Mark Paine is seeking a major subdivision amendment for his previously-approved application for a 20-acre residential subdivision on Windy and Glenn streets and the proposed new Stone Ridge Drive.
The change would eliminate the interior property lines of the remaining proposed development, creating a large common lot with 12 duplex buildings containing a total of 24 units to be built under condominium ownership.
The project is located in the Low Density Residential District.
Meanwhile, the owner of the Central Maine Commerce Center, off Civic Center Drive, has filed applications to build a 51,000-square-foot, two-story office building and a 6,000-square-foot, single-story office building. Both face public hearings Tuesday.
The proposed 51,000-square-foot building would be on a 3.22 acre lot between Civic Center Drive and the older, 317,000-square-foot Central Maine Commerce Center building, which once housed Sanmina-SCI.
The buildings are planned to be energy-efficient with good environmental design, said Kevin Mattson, managing partner for Central Maine Commerce Center.
Access would be from existing roads within the commerce center, with no new access directly to Civic Center Drive. The property is located in the Business and Industrial District.
The Planning Board has eight public hearings scheduled Tuesday, beginning at 6 p.m.
The other public hearings are regarding:
* a conditional-use application to allow Dance Unlimited to build a 1,140-square-foot addition, parking and a new exit at the business' existing location on Cony Road, in the Planned Development District;
* a mineral-extraction license amendment to allow Quirion Construction to amend a previously approved footprint of operation, expanding it by a small amount due to a recent land purchase; and
* a conditional-use amendment to an approved application of CDA Properties to build a 6,887-square-foot Advance Auto Parts store and parking at 308 Civic Center Drive, in the Planned Development District.
Planners likely will not get to all the scheduled agenda items Tuesday.
Generally, the board takes agenda items in order, until 10 p.m., and any application review not started by 10 p.m. likely would be tabled until a future date.
